In these terms, LT means the tenant and UC means Utvika Farm & Camping.
1. General
1.1 A seasonal pitch is intended for holiday and leisure use and must not be used as a permanent residence. You automatically keep the same pitch the following year if the terms and rules are followed. If the tenancy is to end, notice must therefore be given (see section 1.2), even though the agreement runs for one year. Nailed tents and other installations give no extended right to renewal if rules are broken. Prices are adjusted before the new year, and information for the coming year is sent out by 15 December.
1.2 The following deadlines apply:
15 January: Notice of termination
1 February: Payment part 1, minimum 50%
1 April: Payment part 2
1.3 a) Payment is made without reminder to account number 2280.45.02401. If an invoice is needed, LT must inform UC. In the event of late payment without agreement, LT loses the pitch immediately and the pitch is made available by UC, without warning. The claim under the agreement is passed to ECpay for collection.
1.3 b) Payment can be made in up to 11 instalments by agreement, the last instalment by 1 December. Such an agreement is completed on a separate form and forwarded to ECpay for follow-up. All costs related to the tenancy must be listed in the agreement, which must be sent or delivered fully signed to UC by 15 January. Questions about deferral etc. after the agreement has been signed are made directly to ECpay.
1.4 The price for a seasonal pitch applies to one household* and includes use of the sanitary facilities and showers, household waste, and internet outdoors on the site and in the reception area (LT cannot expect it to work inside the unit without a repeater in their own unit). If the pitch is to be used by more than one household, it is LT's responsibility to inform UC and pay.
1.5 Electricity is charged in addition, based on actual consumption, and includes grid rent and VAT. The price per kWh is adjusted during the year according to the current electricity price, and this applies at all times. Price peaks may occur and can be offset by reducing consumption during such periods.
1.6 LT must read the house rules and the fire safety rules, and is responsible for ensuring that everyone using their pitch follows them.
1.7 A caravan on a seasonal pitch must be registered to LT, and LT is responsible for ensuring the unit is insured. If someone other than LT owns the caravan, UC must be informed.
1.8 If LT gives notice outside the deadline, no part of the rent is refunded unless UC is able to rent the pitch to someone else. In the event of breaches of rules or regulations that lead to termination by UC, LT has 14 days to clear the pitch, and the caravan must not be used during this period. LT then receives no refund and may also be held financially liable for the breach and for clearing the pitch.
2. Surroundings
2.1 Caravans for seasonal placement are positioned in consultation with the general manager. Safety distances must be observed, and one wheel must remain in contact with the ground. If tractor assistance is needed to move a caravan etc., this is charged by time spent, minimum one hour, at current rates. Decking in the awning and concrete slabs or wooden decking flush with the grass outside are permitted, but the total area of the whole unit must not exceed 75 m² (measured from the outermost corners), and the distances in the fire safety rules apply. Building a terrace, shed, permanent windbreak/fence and similar may only be done by agreement. Any restrictions from the authorities apply.
2.2 Taps for garden hoses must be turned off when not in use. Whoever opens a tap is responsible for closing it. A grey-water tank must be used, and grey water and chemical toilets must be emptied at the designated points.
2.3 The area around the unit must be kept tidy at all times, and materials, rubbish, cars and other items that give a poor impression must not be left there.
2.4 Dogs must always be kept on a lead and walked outside the site, and a bag must always be carried. Consideration must also be shown to neighbours and other guests, and barking dogs must be trained to be camping-friendly.
2.5 The grass must be cut regularly with a mulching mower. If LT cannot do this themselves, arrangements must be made with others. If UC has to do the job, LT pays per time at current rates.
2.6 Lawn mowing, carpentry and other work must not be carried out after 20:00 on weekdays or after 13:00 on Saturdays. No work is allowed on Sundays and public holidays. In July and August, no noisy work other than lawn mowing is permitted.
2.7 UC takes care of household waste, which must be sorted as far as possible into the available fractions at the recycling station. Residual waste goes in the compactor. Other waste must be taken to the recycling centre, or UC can handle it for a fee. If UC finds other waste in the compactor, it is removed and the owner can collect it within five days. If the owner does not come forward, the cost of disposal is added to the next year's invoice.
3. Use
3.1 Each pitch has one power outlet. Additional outlets can be rented if capacity allows and if agreed in advance. The power cable must be 2.5 mm² + earth, without joints between outlet and caravan, and must be buried in the ground in red corrugated conduit. The cable must be no longer than 25 metres and be labelled with name, phone number and pitch number at the end by the box. Power cuts can occur, so fridges and freezers should be empty when the caravan is not in use. Electric cars must not be charged from sockets in units or from power posts. The EV charger is located by the convenience store and may only be used so that it does not conflict with deliveries. This charging is not included in the price. *A household is defined here as everyone belonging to the same household, i.e. sharing finances and living together day to day.
3.2 The pitch may be used freely by the household registered as tenant, including children who are part of the household. Children who have moved out and have their own finances pay the same as other guests or a supplement at current prices. Subletting must be agreed with UC in advance and is permitted against a fee per night paid to UC.
3.3 Guest overnight stays in the caravan/awning must be paid on arrival at current prices. If visitors staying overnight do not pay or register, LT will be charged double. LT is also responsible for ensuring that their visitors follow the house rules.
3.4 Each pitch has one parking space for a car. If needed, an extra parking space can be rented on the site, but it is not guaranteed to be next to the caravan. Otherwise, cars must be parked outside the campsite; the same applies to guests who are not staying overnight (not paying). Parking is at the entrance or along the main road, 200 metres south of the entrance. The speed limit on the site is 10 km/h.
3.5 Home-built nailed tents are not permitted. Insulated awnings are permitted but must not be put up without prior approval. Tents larger than 15 m² require an application to Hole municipality. Other equipment that requires a lot of or extra space, electricity or water must be agreed before installation. The authorities can override our rules, and their rules apply at all times.
4. Leaving, selling and changing caravan
4.1 LT may under no circumstances sell the pitch. UC owns the pitch and decides who will rent it.
4.2 A caravan may not be sold together with a seasonal pitch without agreement. Agreement is made with the general manager, and if permission is given to sell a caravan with a pitch, UC receives a fee of 3% of the sale price. When selling, LT must give the new owner the necessary information about the pitch, including the terms, house rules and fire safety rules. The form for selling a caravan with a seasonal pitch and the transfer form must be completed and handed in without reminder.
4.3 If a caravan is sold without the pitch, LT is responsible for clearing the pitch, and it must be cleared as soon as the weather allows and no later than Friday of week 17. If this is not done, LT will be held financially liable for the clearing. If the decking is in poor condition, it must be removed entirely and the pitch fully cleared. If the decking is of good quality, see section 4.4.
4.4 UC can help find a buyer for the decking for up to one year, but is not financially liable if no sale takes place. If the decking is to remain, LT must pay a deposit of NOK 3,500 to UC to cover costs if UC has to remove it. If no sale takes place, LT must get in touch to agree what will be done; otherwise the decking is considered scrap and will be removed.
4.5 Purchase of a larger caravan must be cleared with UC before the purchase is made.
5. UC's obligations
5.1 UC keeps common areas in order. This includes cutting the grass, cleaning the sanitary facilities and maintaining the roads on the site.
5.2 Activities are made ready as soon as the weather allows.
5.3 For planned changes to the site that inconvenience one or more pitches, LT must be notified at least three months before the change. If pitches are to be removed for other purposes, LT must be notified at least 12 months before the change.
6. Liability and insurance
6.1 UC is insured and takes responsibility for accidents caused by our employees when the conditions are met.
6.2 UC does not cover damage to property caused by other guests or third parties, so you must take out your own insurance.
7. Winter and off-season
7.1 Do not drive on the grass when the ground is soft. Cars must be parked on firm ground; ask at reception if in doubt.
7.2 UC clears snow from the entrance and internal roads as needed. If the caravan is to be used and snow clearing closer to it is needed, UC must be notified at least 2 days before arrival. Driving on the grass requires frozen ground. Such jobs are paid by LT at current rates.
7.3 UC reserves the right to refuse use of caravans during very cold periods. If relevant, extra compensation may be charged for electricity to heat the sanitary facilities in periods when electricity is expensive.
8. Privacy (GDPR)
8.1 UC has mapped its GDPR routines, and all employees sign a confidentiality agreement.
8.2 The general manager is responsible for ensuring the system works, including storage and use of personal data.
8.3 Agreements we receive containing personal data are filed in a lockable cabinet in the office. Anything sent or received electronically is stored in e-mail and/or on computers that are password-protected or locked away. Information is not shared with third parties without consent.
8.4 UC uses the booking system Visbook (VB). VB runs on external servers, and VB is responsible for security there. UC's login to VB is password-protected. Personal data entered in VB must be approved, see agreement. This approval applies until we are told otherwise. LT may at any time see what information is stored and, on request, have it deleted.
