1. General Terms:


1.1 A seasonal pitch is for holiday and leisure purposes only and may not be used as a permanent residence. You automatically retain the same pitch for the following year, provided you follow all terms and regulations. If you wish to terminate the agreement, a formal notice must be sent (see section 1.2), even though the agreement is valid for one year at a time. Addition-rooms ("spikertelt") or other installations do not grant extended rights if rules are broken. Price adjustments occur annually, and information for the upcoming year is sent out by December 15th.


1.2 Important Deadlines:

  • January 15: Termination notice.

  • February 1: Payment Part 1 (minimum 50%).

  • April 1: Payment Part 2.

1.3 a) Payments should be made to account 2280.45.02401. If an invoice is required, the tenant (LT) must notify Utvika Camping (UC). Late payment without prior agreement results in immediate loss of the pitch, which UC may then reassign without warning. Outstanding claims will be sent to ECpay for collection.


1.3 b) Payments can be made in up to 11 installments by agreement, with the final installment due by December 1st. This requires a separate form, which is forwarded to ECpay for follow-up. All costs related to the lease must be included in the agreement and delivered to UC, signed, by January 15th. Questions regarding extensions after signing must be directed to ECpay.


1.4 The price for a seasonal pitch covers one household* and includes use of sanitary facilities, showers, household waste disposal, and Wi-Fi in the outdoor and reception areas (signal inside units is not guaranteed without a private repeater). If the pitch is used by multiple households, the tenant is responsible for informing UC and paying the additional fees.

 

1.5 Electricity is billed separately based on actual consumption and includes grid fees and VAT. The price per kWh is adjusted throughout the year based on current market rates. High price peaks may occur; costs can be managed by reducing consumption during these periods.


1.6 The tenant must learn the house rules and fire safety regulations and is responsible for ensuring all visitors to their pitch follow them.


1.7 Caravans on seasonal pitches must be registered to the tenant, and the tenant is responsible for insuring the unit. UC must be notified if the unit is owned by someone else.


1.8 If the tenant terminates the agreement after the deadline, no refund is given unless UC is able to rent the pitch to someone else. If UC terminates the tenant for a breach of the rules, the tenant has 14 days to clear the pitch. The unit cannot be used during this period. No refund will be issued, and the tenant may be held financially liable for any violations or cleanup costs.


2. Surroundings and Environment:


2.1 Placement of caravans is done in consultation with the General Manager. Safety distances must be maintained, and at least one wheel must remain in contact with the ground. Assistance with a tractor for moving units is charged by the hour (minimum one hour). Low-profile wooden decks or concrete slabs flush with the grass are permitted, but the unit's total footprint must not exceed 75 m² (measured from the outer corners). Fire safety distances always apply. Construction of terraces, sheds, or permanent windbreaks/fences requires prior approval.


2.2 Garden hose taps must be turned off when not in use. The person who opens the tap is responsible for closing it. Waste-water tanks must be used, and waste-water and chemical toilets must be emptied only at designated stations.
2.3 The area around the unit must be kept tidy at all times. Materials, trash, or vehicles that create a poor impression must not be left on site.


2.4 Dogs must always be kept on a leash and walked outside the camping area; waste bags must always be carried. Please show consideration for neighbors; barking dogs must be trained to be "camping-friendly."


2.5 Grass must be mowed regularly with a mulching mower. If the tenant cannot do this, they must arrange for someone else to do it. If UC must perform the task, the tenant will be charged at current rates.


2.6 Noisy work (mowing, carpentry, etc.) is not permitted after 8:00 PM on weekdays or after 1:00 PM on Saturdays. Work is not permitted on Sundays or public holidays. In July and August, only grass mowing is allowed; no other noisy construction work is permitted.


2.7 UC handles household waste. Please sort waste into the available recycling bins; general waste belongs in the compactor. Other types of waste must be taken to a recycling center or can be handled by UC for a fee.

 

3. Usage:


3.1 Each pitch has access to one power outlet. Additional outlets may be rented if capacity allows. Cables must be 2.5 mm² + ground, without joins, and must be buried in red corrugated conduits. The maximum length is 25 meters, and cables must be labeled with the name, phone number, and pitch number. Electric vehicles (EVs) must not be charged from the caravan or pitch outlets. EV charging is available at the local shop (Nærbutikken). Household definition: People living together daily, sharing the same economy.


3.2 The pitch is for the use of the registered family and resident children. Adult children who have moved out pay guest rates. Subletting must be approved by UC in advance and is subject to a nightly fee.


3.3 Overnight guests must pay upon arrival. If visitors do not register/pay, the tenant will be charged double. The tenant is responsible for their guests following the rules.


3.4 Each pitch includes one parking space for a car. Extra parking may be rented, but it is not guaranteed to be next to the caravan. Guests and extra cars must park in the designated areas outside the campsite (at the entrance or 200m south along the main road). The speed limit on-site is 10 km/h.


3.5 Homemade "spikertelt" (wooden extensions) are not permitted. Insulated tents are allowed but require prior approval. Tents over 15 m² require an application to Hole Municipality.


4. Moving, Sales, and Transfers:


4.1 The tenant cannot sell the pitch. UC owns the land and decides who may rent it.


4.2 Caravans cannot be sold with the pitch included without a prior agreement with the General Manager. If approved, UC

receives a 3% commission of the sale price. The tenant must provide the new owner with all terms and safety rules.

 

4.3 If a caravan is sold without the pitch, the tenant is responsible for clearing the site by Friday of Week 17. If the deck is in poor condition, it must be removed entirely.


4.4 UC can help facilitate the sale of a deck for up to one year, but is not financially responsible if it does not sell. A deposit of 3,500 NOK is required if the deck is left behind to cover potential removal costs.


5. UC Obligations:


5.1. UC maintains common areas, including grass mowing, facility cleaning, and road maintenance. Activities are prepared as soon as the weather permits.


6. Liability and Insurance:


6.1 UC is insured and takes responsibility for accidents caused by our employees. UC does not cover damage caused by other guests or unauthorized persons; guests must have their own insurance.


7. Winter/Off-Season:


7.1 Do not drive on the grass when the ground is soft. Snow clearing is provided for main roads. If you need clearing closer to your unit, notify us 2 days in advance (fees apply). UC may restrict unit use during extreme cold to manage electricity costs for sanitary facilities.
 

8. GDPR:


8.1 Personal data is stored securely in accordance with GDPR regulations. Data is used for booking purposes (Visbook) and is not shared with third parties without consent. You have the right to access or request the deletion of your data at any time.
